These 5 lovely apartments with shared swimming pool are full of character and have been carfeully restored by the owners. Situated in the Niccone valley, which leads from Umbertide to the Tuscan border at Mercatalle with Cortona half an hour away, the properties are in an oasis of green. There is a panoramic view of the valley from the apartments and an excellent family fun restaurant on site.

Each apartment has a living/dining room area with TV and well equipped kitchen with hob, oven and fridge/freezer. Each apartment has a private terrace all with table and chairs. There is a lovely shared swimming pool nestling in established gardens with a superb panoramic view. Free Wi-fi internet connection throughout.

Situated on the hillside at Lisciano Niccone, there are wonderful walks directly from the apartments in the woodland and countryside around which belong to the owners. There is a park for kids 5 minutes walk away and bikes can be hired on request.

The owners are agricultural growers and bring fresh fruit and vegetables daily to the guests as a special part of your stay. Salad, tomatoes, aubergines, basil, rosemary, peppers, onions, green beans, courgettes, melon and cucumbers all arrive on your doorstep making your stay at Casa Gianna really memorable.

Situated just on the border with Tuscany, Cortona is a 30 minute drive, Lake Trasimeno is 25 minutes away and Perugia 30 minutes, making the apartments a perfect base for exploring Umbria and Tuscany with Assisi, Spello, Spoleto, Gubbio, Montone, Cortona, Siena, Todi, Deruta and Montefalco all also within easy reach.

Apartment Cortona – sleeps up to 7 guests (3 bedrooms)

On the ground floor, in the converted drying tower, Apartment Cortona has 3 bedrooms, sleeping up to 7 guests and offers great family accommodation (120sqm).

On the first floor, Apartment Trasimeno is a beautiful 1 bedroom apartment for a couple or small family, sleeping 3/4 (50sqm).

            a safe place for toddlers and young children.

Apartment Umbria and Apartment Perugia make great accommodation for 2 families wishing to holiday together but have their own space at the same time! The terraces are normally separated by a divider but this can be removed to make one big outdoor space with table and chairs for everyone for dining alfresco!

Located up the hill behind the restaurant but still on the ground floor is the 2 bedroom Apartment Assisi sleeping up to 7 (100 sqm).

Restaurant

The excellent family run restaurant on site is perfect for lunch or evening meal when you don't want to self cater. The cook, Gianna, originally from Sardinia serves dishes from her native region - culgiones (ravioli), porceddu (pork) and Vernaccia (Sardinian wine) as well as typical Umbrian/Tuscan fare like Porcini mushrooms, truffles, salami, prosciutto and game. The pizzas are legendary too here! Vegetables, olive oil, eggs and meat are all grown or reared by the family on their land.
