Villa Sterlinghe is an ideal destination for two or more families wanting their own exclusive villa. Sitting on the crest of a hill it looks out over uninterrupted views of Umbrian and Tuscan countryside. Completely secluded, without any neighbours or overlooking houses, the villa is set in six acres of natural gardens with its own private 14 metre pool.

It is possible to book either the main villa, which has three bedrooms with en suite bathrooms on the second floor, or the smaller 'villetta' which has a further three bedrooms and its own fully equipped kitchen in a separate building just across the patio. Each is completely private from the other. In the off-peak season it is possible to rent just the main villa on its own, which makes it the perfect location for smaller groups.

The views from the house and pool house provide a panorama untainted by buildings, roads or even telegraph poles. The shade provided by the olive groves delivers on the promise of the perfect Italian dream.

Set high in the foothills of the Apennines, the villa has three foot walls and shutters on every window, keeping it cool during the day, while the light evening breezes allow for a peaceful night’s sleep.

Whether it’s the solitude of a country setting or an opportunity to immerse yourself in some of Italy’s finest sights, Sterlinghe is ideally suited for all tastes at all times of year.

Accommodation

The house has six double bedrooms, all with en-suite bathrooms, kitchen, dining room, utility room, sitting room and TV room. Wi-fi internet connection throughout. In every bedroom you have the option of arranging the beds as ‘doubles’ or ‘singles’.

The master bedroom has a walkthrough dressing room with a cot which can be used as a further bedroom for babies.

There are three further fold out beds if you find you need to accommodate additional children or a visitor for a night or two. There is a small additional charge for clients who use these portable beds.

The ground floor of the main villa has a spacious, fully fitted kitchen which leads into the dining room and then into the sitting room. Also on the ground floor is the utility room, downstairs cloakroom and a TV room with huge corner sofa.

Upstairs on the first floor is a spacious master bedroom with its own private dressing room leading onto an ensuite bathroom with separate wc. There are two further bedrooms on the first floor both each with an en-suite bathroom. Either room can be made up as a double (king size) or twin room with zip link beds.

The villetta, a single storey building, has its own fully equipped kitchen and 3 bedrooms, all of which are en-suite. Again, these bedrooms can be made up as doubles (kingsize) or twins with the excellent quality zip link bed system.

This accommodation really offers the perfect space for two families or large group of friends holidaying together, each villa having its own catering facilities and everyone having their own private bathroom.

Gardens & Swimming pool

Immediately outside the house are a selection of mature trees which afford wonderful shade suitable for relaxed eating and drinking.

The paved area between the two buildings is perfect for large parties. There are numerous outside chairs and tables which can be arranged in any format. Protected by the linking wall, the heated stone provides warmth throughout the evening.

In keeping with its country setting the garden has been naturally landscaped and planted width an abundance of lavender and rosemary between the vines and olive groves. As water is scarce, the planting has been undertaken on a sustainable but empathetic basis.

Villa Sterlinghe comes with its own five metre square poolhouse which is ideal as a retreat from the sun or a place to entertain.There is an all-weather ping pong table which is perfect for giving children a break from the sun.

Surrounded by a border of natural stone, this 14 metre by 5 metre pool has corner steps and a shallow end for children, but because of its length provides a great way of working off the extended lunch.

There are no roads within immediate reach of the Villa, so children are free to roam and explore as they wish. The gardens are dotted with figs, cherries, olive, walnut and almond trees which invariably offer ripe fruits throughout the year.

Facilities & Services

The villa is managed by a local family. They provide a mine of information and are available for babysitting and cooking on request. If you would like a cook, who does all the shopping and is extremely flexible, this can be arranged in advance. There is a weekly maid service, but this can be increased on request.
