Lovely villa sleeping up to 12 guests

Villa Trasimeno is a large farmhouse, dating back to the 18th Century, situated in a small hamlet located between Chiusi and Lake Trasimeno.

It is a beautiful Villa, built on three floors and restored by the current owners to be a spacious and comfortable family home. They have used all original materials and therefore preserved the character of the property while also introducing many modern luxuries including a large contemporary kitchen.

Each floor has been designed to be self sufficient and the owners added large living areas to each floor. This makes the villa the perfect property for large groups of friends or families, ensuring everyone has their own space.

Each floor can be closed off and so if required the property can be rented by a smaller group.

There are stunning views from all parts of the property, looking over Lake Trasimeno and down to the surrounding valleys.

Location

The property is perfectly located to explore the numerous atttractions of the area. Lake Trasimeno and the beautiful hill top town of Castiglione del Lago are only 15 minutes drive and from there you can explore the ancient castles, relax on the beach or enjoy a variety of watersports.

There is a small village only 2.5kms drive from the house where there are a number of small shops and there are a variety of good restaurants within 15 minutes drive.

There are many wonderful walking tracks directly from the Villa and on request information about these can be provided.

Montepulciano and Cortona are reached in 30 minutes and within 1 hour are Perugia, Siena and Orvieto.

Accommodation

Entrance is through the first terrace into a large very well equipped kitchen that leads onto the dining room and the spacious sitting room. The sitting room opens to the garden and a beautiful terrace with pergola that is used for dining, seating 12 comfortably with a gas bbq. There is also a games room with table tennis and table football and independent laundry.

The ground floor bedroom has been converted into a disabled suite, with access to a bathroom with shower.

The first floor has been divided into 2 suites. Suite 1 has a very large sitting room (with tv and comfortable seating) that leads directly onto a beautiful terrace, with stunning views, perfect to watch the evening sunsets. There is master double bedroom with an ensuite bathroom with bath and a twin bedroom with an ensuite bathroom with shower.

The second suite also has a sitting room with a fireplace and kitchen and breakfast area. There is a double bedroom and a twin bedroom which share a bathroom with a shower.

There is another comfortable sitting room on the top (second) floor. There is one double bedroom with an ensuite bathroom and a twin bedroom with shower enclosure.

Gardens & Swimming pool

The villa has a large open lawned garden, that slopes down the valley with stunning views. There are many shaded areas and lots of space for families to enjoy.

The property is fully fenced and has a gated entrance to ensure privacy and security and there is plenty of parking space within the fenced property.

A stunning swimming pool is located just below the main house, positioned to enjoy the beautiful views. It is a large 6 by 12 metre pool, 1 to 2 metres deep, with a diving board and entry steps and surrounded by a stone terrace.

There is a beautiful wooden pergola located next to the pool and numerous sunbeds and tables.

There is a caretaker who lives locally and speaks fluent English who willl assist the guests if required.
